Selling a home is about much more than putting it on the market and waiting for an offer.
The right strategy begins with understanding your goals, positioning the property correctly, presenting it at its best, creating meaningful exposure, and then managing the details all the way through closing.
Whether your Steamboat property is your primary residence, second home, or investment property—and whether you live locally or out of state—my role is to make the process clear, strategic, and as seamless as possible while protecting your interests along the way.
Here is what you can expect when we work together.
1. Pre-Listing Discovery
My seller process begins before I ever walk through your front door.
Whenever possible, we’ll start with a conversation by phone, Zoom, or in person so I can learn more about your property, why you are considering selling, your timing, what you hope to accomplish, and anything else that may influence the way we approach the sale.
This also gives me an opportunity to learn about improvements you have made, what you believe makes the property special, your previous real estate experiences, and what is most important to you in the agent you choose to represent you.
From there, I can begin doing the homework on my end.
Whenever possible, I’ll prepare a comprehensive Real Estate Review along with my Marketing Plan before our appointment at the property. My preference is to get that information into your hands ahead of time so you have an opportunity to review it and come to our meeting with questions.
For sellers who live outside of Steamboat, this part of the process can easily be handled remotely.
2. Property Review & Selling Strategy
Our next step is to meet at the property and walk through it together.
This is my opportunity to experience the home the way a prospective buyer will, understand the features and improvements that may influence value, and identify anything we should consider addressing before bringing the property to market.
We’ll also spend time getting very clear about what a successful sale looks like for you. That includes your timing, where you are going next, any important dates we need to work around, and the priorities that should guide our decisions along the way.
If you have received my Real Estate Review and Marketing Plan in advance, we’ll go through your questions and use the property walk-through to further refine my analysis. We’ll discuss recent comparable sales, current competition, market conditions, property condition, and how buyers are likely to compare your home with the other choices available to them.
When it comes to pricing, my goal is to find the balance between positioning your property competitively enough to attract serious buyers without pricing it unnecessarily low and leaving potential value on the table. The right strategy should maximize your opportunity while supporting the timing and goals we have established together.
From there, we can develop the pricing and positioning strategy that gives you the best opportunity to accomplish your goals—not simply put a sign in the yard.
3. Prepare & Position the Property
Once we have established the overall strategy, the next step is making sure the property is presented in the strongest possible way before it reaches the market.
I’ll walk through any recommendations that may help improve presentation or marketability, whether that means small repairs, cosmetic updates, decluttering, furniture placement, or simply highlighting the features that make the property stand out.
As part of my listing services, I also provide a complimentary professional staging consultation when appropriate. The goal is not to change what makes your home unique, but to help present it in a way that photographs well, shows well, and allows buyers to immediately understand the value of the space.
We’ll also begin coordinating the details needed for launch, including property information, photography and video, marketing materials, disclosures, and the other items necessary to bring the home to market professionally and thoughtfully.
I want the property to feel fully prepared before it goes live—not rushed onto the market and adjusted afterward.
4. Marketing & Launch Strategy
Once the property is prepared, the focus shifts to creating the right first impression and getting it in front of the right audience.
Every home is different, so I tailor the marketing strategy to the property, the likely buyer, and current market conditions. That may include professional photography and video, digital and social marketing, direct outreach to my buyer and broker network, targeted database marketing, property-specific materials, and additional exposure designed around the home.
Just as important as where a property is marketed is how it is positioned. The photography, messaging, pricing, timing, and presentation all need to work together so buyers understand what makes the property special and why it deserves their attention.
My goal is not simply to put your home on the market. It is to launch it thoughtfully, create strong initial exposure, and then monitor the response so we can make informed decisions as the market gives us feedback.
5. Offer Review & Negotiation
When an offer comes in, the purchase price is important—but it is only one part of the decision.
I’ll walk you through the entire offer so you understand the price, financing or cash terms, contingencies, deadlines, concessions, proposed closing date, and any other terms that could affect your proceeds or the likelihood of a successful closing.
We’ll look at the offer in the context of your goals and current market conditions, and I’ll help you evaluate both its strengths and potential risks.
If we receive multiple offers, I’ll help you compare them side by side so we can determine which represents the strongest overall opportunity—not necessarily just the highest price.
From there, I’ll advise you on negotiation strategy and handle the communication with the buyer’s agent, with the goal of securing the best combination of price, terms, and certainty for you.
6. Under Contract & Transaction Management
Once an offer is accepted, the focus shifts from marketing the property to managing the transaction all the way through closing.
From this point forward, I serve as your transaction manager, working alongside my transaction team to keep deadlines organized, communication clear, and the many moving parts of the sale on track.
Depending on the transaction, that may include inspection, appraisal, financing, title, HOA documents, disclosures, repair negotiations, and other contract requirements. I’ll help you understand what is happening at each stage, what decisions may be required, and what could affect the likelihood or timing of closing.
I also stay in close communication with the buyer’s agent, lender when applicable, title company, inspectors, appraiser, and other parties involved so that issues can be identified early and addressed as efficiently as possible.
My goal is not simply to get your property under contract. It is to help get it successfully closed—and closed on time—while protecting your interests throughout the process.
7. Closing & Beyond
As closing approaches, I’ll coordinate the final details, help prepare for the buyer’s final walkthrough, and stay in communication with the title company and other parties involved so everything is in place for a smooth closing.
But the relationship does not end when the sale is complete.
