Buying a Home in Steamboat Springs

A home is usually the largest purchase a person makes, and in a mountain town with thin inventory it is also one of the most competitive. You don't need to know everything going in. You need a clear process and someone who has run it many times. Here is how John Madron takes buyers from first search to keys in hand.

Eight steps, one guide

Choosing your agent is one of the first decisions you'll make and one of the few that shapes every step after it. The right one educates you on the market, narrows the search to homes that fit, coordinates the lenders, inspectors and title professionals, negotiates the offer, tracks every deadline, and brings solutions when something comes up. That is the standard John holds himself to.

The steps below are the ones every Steamboat purchase moves through. Read them in order, or jump to the one you're on.

1

Prioritize your needs

Steamboat inventory is often limited, so knowing what matters most to you narrows the search fast and makes the decision easier when it's time to write an offer. Start with two lists: what you need, and what you'd like.

  • Write the checklist before you tour, and bring it with you
  • Score each home against it the same day
  • After a full day of showings, the list is what keeps the houses straight
2

Understand the market

Real estate markets shift often and sometimes sharply. Before you make an offer you should know, at minimum:

  • Whether it is currently a buyer's or a seller's market
  • Which neighborhoods have excess inventory and which have almost none
  • What properties of different sizes are actually worth right now

This is where an agent with The Group Real Estate earns their fee. John tracks Steamboat sales and listings continuously so his clients are paying what a property is worth, not what it was listed at.

3

Get pre-approved

Knowing what you can afford is the starting point, but pre-approval does more than set a budget. With pre-approval you apply for the mortgage and receive a written commitment from the lender, so when your offer lands on a home at or under that amount, the seller knows immediately that you can close. In a competitive bidding situation that is often the difference.

It also saves you from falling for a home that's out of reach.

Choose your agent

A good agent does far more than unlock doors. Here is what you should expect, and what John delivers on every purchase:

  • Educates you on current market conditions
  • Separates what you want from what you need
  • Guides you to homes that fit your criteria and budget
  • Coordinates lenders, inspectors, title and escrow
  • Negotiates on your behalf for the best possible terms
  • Checks and double-checks paperwork and deadlines
  • Brings solutions when problems come up
5

Tour properties

Now the part everyone looks forward to. When you compare homes, look past the finishes and ask the same questions of each one:

  • How old is it, and has it been renovated?
  • What is the neighborhood like at different times of day?
  • What's included in the price, and what isn't?
  • How long has it been on the market, and why?
6

Make an offer

John will help you build and present the offer. Three things set the price point:

List priceThe starting point. It tells you where the seller is, not necessarily where the value is.
Market analysisComparable sales in the neighborhood, so you know whether the list price is on par.
ImprovementsWhat has been done to the home, and what it adds to or subtracts from the value.

John can pull data on other properties in the neighborhood so the number you offer is an informed one.

7

Perform due diligence

With a licensed home inspector, John helps you identify any issues with the property and the improvements worth making, so you know exactly what you're buying before you complete the purchase. Problems that look big on an inspection report are often fixed with little effort and a modest budget; the point is to know which is which before you commit.

8

Close

John works with a transaction management team that keeps the purchase on schedule and protects your interests through the final stretch. You sign the paperwork, funds transfer to the seller, and you get the keys.

Home buying can be easy

Any major purchase takes research and careful thought. Location, bedrooms, outdoor space: those are the easy decisions. The rest is where an area expert matters.

"From your first search to the moment you get the keys, I'm there guiding the process. I've aligned myself with the top professionals in the industry, and once an offer is accepted I personally facilitate the close, working directly with mortgage brokers, title and escrow, inspectors and home warranty companies."
